I could be gone from the servers and forums for a while, im trying to buy a house and if it get it, i might not be able to afford the net for a while. If i get the house i will try to get a net in as soon as i can afford it, between that and working it will make it really hard to get on, but i ll try to get on when i can. If buying a house leaves you with so little money that you can't afford teh intarwebs then you are buying too expensive of a house. I bought a house about 2 years ago and it wasn't too big of a financial change. the trick was to figure out how much of a mortgage payment you can actually live with BEFORE you pick the house you want and spend a few months living with the reduced income. so for example if you pay $500 a month in rent now but think you can afford to pay a $1000 a month mortgage you should start setting aside that extra $500 and see what it does to your lifestyle. if you can't swing it you need to find a cheaper house or come up with a bigger downpayment, whatever it takes to get the monthly payment down. also, stay away from ARM's! also also, stay away from shitty developments. a pre-1940's house is where it's at. remember too, that interest rates are going to rise in the near future. your new federal reserve head seems a bit lazy but at the way things are going it looks like they will start to rise at the end of the year. i can't remember the calculations exactly, but you definitly wanna budget for them increasing, perhaps even to 5% in the medium term (assuming you're not gonna get a fixed rate) interesting enough time to be buying, what with the slowdown at all (at least that's what little old me stuck out the west is hearing about yer marlet). if anything prices are gonna fall further in the short term, what with the impending hesitiance over teh interest rates. banks here anyway's are really tightening up their belts i'm sure you've heard all this crap before anyway... good luck on the hunt! yeah, i'm a cranky 'oul fucker. deal with it.
