In Sacramento, there are a lot of development, tons of improvements to the main streets going on right now (traffic going to and coming from work, yay.) You can find homes here pretty inexpensively for a, for example, 50 year old home in the North Highlands area near McClellan AFB for the low 150k for a fixer upper or 225k+ for a decent starting price. Then you have the current in development area of Natomas where your gong to be spending 650k+ for a 3 bed on a tiny lot. Theres also the south area of Sacramento that is starting to go under development (rice rockets race out there, long striate streets and no cops or stop lights.) Starting prices out there are 500k+ and go up FAST because how close it is to the American River.
The Roseville area is considered a Sacramento suburb, the sub-structure of the city is a little older but theres constant improvements. It has cookie cutter homes (blah) at around 250k + for the older homes and 400k + for the newer areas. But there isn't a single fkn striate street! Ive gotten on 1 rode and crossed that same rode twice while on it. HOW THE FK DOES THAT HAPPEN?!?!
Then theres the Elk Grove area which is also considered a Sacramento suburb. Mostly newer areas, the older areas haven't had too much improvements where the developments are being done away from the main area. The city has a bit more current home development going on where the average home is 450k + It always seems to be dry heat there during summer and light surface street flooding during winter.
Personally, I say screw Sacramento and go to Auburn or Placerville, great snow, tons of lakes, less traffic.

i have an apartment here in Davis, which is about 15 minutes out of Sacramento. its a nice city despite what people say about it. most people say that its farm country out here, well kinda. but thats out in the sticks. in the city, its like any other, with a nice little downtown area. there are gas stations on almost every corner and safeway and albertsons right where i live (lucky me). and of course a starbucks on every block. the housing is cheaper here i'm sure then in sacramento, and we are close enough that we will have the same weather patterns. unfortunatly it gets pretty hot in the summer here. people say that it get around 110 in the summer on a regular basis. i cant stand that since i'm from the bay area and 80 is consitered hot there. right now its about 90 or so and warming. i only have 2 more weeks of school left, then i'm out of here.
so i have to second what blookhands said, don't move into sacramento, move just outside it, it will be worth it (and save you lots of money too).

the reason i ask is because i will be going to wyotech which is in sacramento and be looking at maybe apartments, i forgot to mention that. im not quite old enough to be thinking about a house. My GF was going to go to U Davis, but got rejected so, we're going to be moving down there within the next few years. how are the renting places like? i was looking on apartments.com for places...didnt seem to be that expensive, but then again i dont really know that area well at all. The Sacramento area is strange in the way its laid out, not in a creepy way... Just slightly odd. Looking at the Sacramento area as a whole, there is just about everything you may be used to already. Theres areas that are always dry (not rain dry, but Texas dry) but then again, theres areas that always seem to be green, everywhere. Where you would be going is mostly dry, really near the Sacramento and American Rivers.
One area I didn't touch on is the West Sacramento area, which happens to be where Wyo-tech is. Traffic going to and coming from there is horrific, especially if you don't live in the area. Cops are bad when it comes to stopping EVERYONE for ANYTHING you do wrong. Its more of an industrial part of the area, and not to many new housing development is going on. It is in Yolo county tho, its a county that doesn't believe in road way improvements.
Housing out there in the renting market is fairly inexpensive, 550 a month + for a small place, more if you want to rent a house, duplex or fourplex. Average gas right now out there is 3.16 a gallon for cheap stuff (so you can compare.) In west sac, theres not much close, no malls close, no taco bell/McDonald's close.
Hope this helped, but I still say live in Sacramento county in a suburb, or further out. Yolo county is crap, over taxed, and always has to much traffic for my taste. I am not an alcoholic... First, I have to say... HA-HA
OK, now that I have that out of my system, onto Davis. Davis is a small town, very similar to Woodland (a couple miles away from Davis.) One main thing that you run into in Davis is that since its a college town (UCDavis) housing tends to be overpriced in the fall threw spring months. There is a way around this tho, a year lease on the apartment (a binding contract where if you leave before the end, they charge you a fee.) Their are many restraints there plenty of jobs if you come in summer or early spring (for the girlfriend, or you while in school.)
Do you like to ride motorcycles? or bicycles? There are many streets that, the closer you get to the campus, are closed to motor traffic, and bikes are an all around easier way to get around. Davis is on the dry side of the Sacramento area, and since it is, I'm not sure if they get billed for water. Best to ask llenta for sure.
Constant development out there, so no shortage of places to live. Davis is a striate shot to Wyo-tech tho with not to much traffic. Plenty of nice, umm, things to look at.
I still have to recommend Woodland in that area for prices tho, its an older area undergoing major improvements at the moment, tons of new apartment and housing complexes going up, and with it, new stores, clubs and places to eat (plus they have a 24 hour taco bell there :) )
But llenta lives in the area, so he/she can give you a little more in depth info. Apartment prices very so much out there, i can't give a reasonable estimate. I am not an alcoholic...
